The Perry Hall MD Statistics for March 2014 versus March 2013 were released today. Slightly better sales this Month versus February is encouraging, but still lackluster due to the Cold and Snowy Conditions.
Let's take a look at the Key Indicators:
- The number of units sold in Perry Hall declined over 35%%, from 14 in March of 2013 to 9 Homes in March of 2014.
- Further bad news for Sellers as the Median Price dropped over 8%....from $309,250 to $283,000. Luxury Home Sales are still in a funk.
- Our third key indicator is how long a property was on the Market before it was sold. In March of 2014, the average Days On The Market was 81....in March of 2013 it was 43. That is an increase in days of over 88%. Some iof the homes that were on the Market for a while, finally sold, but at a Lower Price than Listed. That comment helps explain the above bullet point, and is justified by looking at the next bullet point.
- The Price that a Home Sold for, was 95.6% of the Original List Price. That is a decline versus last year when the average was 97.5%, a drop of almost 3%. To clarify, the Median Price of $283,000 mentioned above, means the Home would have been Listed at $288,500 when it first came on the Market.
